About Us
Arcadian Dunes Homeowners Association
Arcadian Dunes is a unique community of condominium residences ideally located near the beach and close to all that Myrtle Beach has to offer. Above all else, the main goal of our HOA is to preserve property values. Other important goals are making our neighborhood an enjoyable, attractive, and safe place to live. Our HOA is not-for-profit. Every dollar goes to the welfare of the neighborhood. No elected or committee position offers compensation.
Board of Directors
Our Board of Directors is made up of five volunteer homeowners and is elected by the membership (homeowners) to serve our community and run the association.

HOA Management:
Our HOA manages the grounds, maintenance and privacy of the community while our management company (Kuester Management Group) keeps the books, records, collects dues and pays vendors. We DO NOT manage the rental of any individual condominiums. Each homeowner who rents their condominium chooses the rental agencies/companies and options that best suit their individual needs.
Governing Documents
The HOA has Governing Documents that must be followed. There are multiple documents but the two main ones of interest are:
- Master Deed & Bylaws
- R&R (Rules and Regulations)
Top Benefits of Living in an HOA
1. Help Maintaining Property Values – Since residents are held accountable to deed restrictions, homes and common areas are consistently taken care of and well-maintained.
2. Financial Stability – A well-managed HOA has a reserve study in place and funds available for future common area repairs and capital improvements, thereby reducing the likelihood of needing a large special assessment.
3. Community Bonding and Communication Among Neighbors – A great way to make new friends and offer a great sense of community.
4. Standards of Compliance - Rules and Regulations Deter Nuisance Activity –associations will not tolerate unruly behavior—whether it’s a rambunctious late-night party in someone’s backyard or a clear disregard for architectural rules. There’s a board set in place to mediate neighbor disputes and set forth consequences when things go wrong.
5. Increased Community Pride – Community activities and events help bring neighbors together, which increases pride within the community.
6. Well-Maintained Common Areas and Amenities – HOAs typically do an outstanding job of maintaining their common areas and amenities. This includes manicured and over-seeded common area lawns, lighting that works and clean play areas, etc.
7. Access to Amenities – We feature a club house, restaurant, tennis court, two swimming pools, whirlpool, sauna, steam room, gym, gazebos, grills, picnic areas and a playground all available for resident use.
